Tan Long's 7-step standard technical process for constructing industrial cold storage facilities.

A cold storage facility that meets the standards for stable operation for over 20 years requires a construction process that strictly adheres to refrigeration technical standards (TCVN 6739, ASHRAE, ASME B31.5). At Tan Long, all construction projects are managed according to a 7-step closed-loop quality control process:

Step 1: Survey the site conditions and calculate the cooling load.

Tan Long's HVAC engineers directly visit the construction site to measure the actual ground plan, assess the foundation, power supply, and drainage direction. Most importantly, the cooling load is not estimated haphazardly in square meters but is calculated in detail using specialized thermodynamic software, including: heat load transferred through the building envelope, heat load from products entering the warehouse (calculated in tons/day), heat load from air exchange due to door opening, and heat radiated from fans, lighting, and forklifts.

Step 2: System engineering design and 3D drawing optimization

Prepare 2D floor plans and visual 3D models of the cold storage facility, a principle diagram of the refrigeration piping system (P&ID), foundation structure drawings, and electrical control panel diagrams. These drawings help the investor accurately visualize the entire flow of goods, the optimal placement of the compressor unit and condenser for efficient heat dissipation.

Step 3: Fabricate equipment at Tan Long factory and prepare materials.

The entire set of specialized mechanical equipment includes: Evaporative condenser, NH3 pressure receiver, control valve assembly, T-Light insulated cold storage door, and PLC control cabinet. The products are manufactured directly at Tan Long Factory (Duc Hoa 1 Industrial Park, 10,000 m²). Self-production allows for better control over weld quality, hot-dip galvanized steel thickness, and ensures timely delivery, eliminating intermediary trading costs.

Step 4: Prepare the subfloor to prevent warping and assemble the insulated panel structure.

For deep-freezing storage, prolonged exposure to cold air penetrating the ground will freeze groundwater, causing foundation heave (cracking, blistering of concrete floors). Tan Long applies a solution of natural ventilation under the floor combined with a specialized underfloor heating system. After foundation treatment, the team of workers proceeds to erect the frame and assemble high-density PU/PIR panels (40-42 kg/m³). Each tongue-and-groove joint is securely locked. Camlock and apply a specialized silicone sealant to both the inside and outside surfaces to completely eliminate thermal bridging.

Step 5: Install the industrial refrigeration compressor unit and piping system.

Lift and install the industrial compressor unit (Mycom screw compressor, Bitzer 2-stage or Copeland scroll) into the soundproof machine room. Install specialized high-pressure copper or cast steel piping for NH3/Freon refrigerant according to ASME welding standards. The piping system is thoroughly insulated with Superlon/Armaflex vulcanized rubber to prevent surface condensation.

Step 6: Install the PLC control cabinet and integrate the SCADA monitoring system.

Electrical distribution panels and automation control panels are connected using genuine components from Schneider, Mitsubishi, and Siemens. Variable frequency drives (VFDs) are installed for the indoor unit fans and compressors to reduce power surges during startup and maximize energy savings. A system for detecting gas leaks, overheating, and phase loss is programmed, and SCADA software is connected for remote monitoring via phone or computer 24/7.

Step 7: Test N2 pressure, vacuum, recharge with refrigerant, and run a 72-hour test.

This is the most important step that determines the safety of the system:

• Durability testing and pressure leak testing: Compress dry nitrogen (N2) gas into the entire piping system at standard pressure (25-28 bar) for 24 consecutive hours to detect any microscopic leaks.
• Deep vacuuming: Using a specialized vacuum pump to achieve a vacuum level below 500 microns completely removes moisture and excess air, preventing filter clogging and compressor oil acidification.
• Fill with refrigerant and conduct a trial run: The project involves charging with genuine refrigerant, adjusting the expansion valve, and conducting a continuous 72-hour test run with and without load to measure the cooling rate, noise level, and check the automatic defrost cycle before final handover.
